SERVICES AT ELMORE'S OF LONDON

Elmore’s of London are able to deal with all aspects of Estate Agency. The start of any selling or renting process is kicked off with a valuation. All of our valuations are completely free of charge and non-obligatory. This is what we like to think as the stepping stone before you chose to market your property with us. Our free valuation meetings will outline the value of your property whether selling or renting, our different levels of service and which is best suited to you, we will advise on the current market conditions, what is going on in your area and how you, as a vendor can prepare your property for selling, or if you are a landlord prepare your property for renting.

SERVICES FOR LANDLORDS

When renting your property, we are able to offer you different levels of service from Tenant Find Only, Rent Collection and Full Property Management. Here is a breakdown of what we can offer you:

Tenant Find Only:

Our Tenant Find Only service does this… and so much more! This service Includes taking the property to the market with the rental price agreed with the client, advertising on the company website and various property portals, erection of a TO LET board when required, meeting with applicants at viewings to find a suitable tenant and negotiating any offers. The first month’s rent will be collected, we deduct our commission and other charges and then remit any remaining monies to the landlord with an accompanying statement and/or invoices.

Rent Collection:

Our Rent Collection Service consists of the “Tenant Find Only” service with additional collection of rent for the agreed term of the tenancy. We will collect the rent on the rent due date and deduct commissions and any other charges and remit payment to the landlord with an accompanying statements and/or invoices. 

Full Property Management:

Our Full Property Management Service combines the efforts of the Tenant Find and Rent Collection Services and will also include routine property inspections with covering reports, dealing with tenant maintenance queries and arranging repairs as needed. Also holding keys throughout the tenancy. 

All three levels of service are required to have a tenancy set up. This includes referencing of all potential tenants and guarantors once an offer is accepted, preparation and executing any documents i.e. tenancy agreements, prescribed information and guarantor agreements. Part of the tenancy set up also includes registering Security Deposits with The DPS and providing both landlord and tenant with documents relating to each deposit.

We are also on hand to provide Inventory Services as well as maintenance services through our trusted suppliers.

Elmore’s of London strongly believe that tenants should also be “in the know” when it comes to renting a property. Renting a property can be daunting and it is also important for tenants to be aware of the steps to securing that perfect property. We are on hand to provide complimentary advice for tenants. Tenant Permitted Payments

Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
