Update on Viewing Guidelines

Since 13th May agents have been able to get back to work, somewhat normally! To be able to be out and about taking applicants on viewings. 

Since Boris gave us the green light we have been able to carry out viewings, but under some very strict rules. Now that lockdown is over these has now eased even more! This will hopefully make tenants and buyers lives a lot easier when looking to move.

Despite lockdown being over, we still have guidelines to follow to ensure we keep the spread of COVID-19 at bay. In the first instance, please take advantage of any virtual viewings or video tours. But otherwise we kindly ask that you help us to work as safely as possible:
• Viewings must be by appointment only
• Open houses are still not permitted
• Please only visit properties that you are seriously considering renting or buying
• Please adhere to the 2m social distancing rule at all times
• Please attend your viewing with as few people as possible, ideally please only attend your appointment with those you are moving with or if you would like to bring someone along for advice/support. This to keep the social distancing rule• If you or any of your house hold are self-isolating or have or HAD symptoms of Covid-19 please do not attend your viewing!
• There will only be a limited number of viewings per property, per day
• Please wash your hands or use hand sanitiser before your viewing

If you are being extra safe and wearing PPE (i.e gloves and masks) when attending your viewing and you would like the agent you are meeting to also come equipped with PPE, please let us know in advance so this can be arranged. 

We are doing our best to accommodate as many enquiries as possible but we still must uphold and adhere to the safety restrictions for the safety of YOU, Our Clients, US and Our Families.

Due to the Covid-19 restrictions we understand it’s hard to prepare to get your  property rented. We want to help!

 

We are tailoring valuation packs for landlords! We have access to all and recent property data which can enable us to give you an accurate and up-to-date valuation without seeing your property. 

 

All we need to know is:

  • The property address 
  • What is the property
  • The property condition 
  • If you would prefer a Tenant Find Only or Fully Managed service 

 

We will then send you your very own personalised and tailored valuation pack. This pack will contain your valuation, a detailed breakdown of the service you would prefer and helpful tips advice. You will receive an online copy as well as a hard copy delivered to your door.

Tenant Permitted Payments

Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
