The Covid-19 pandemic has spread worldwide and affecting hundreds of thousands of people and businesses. 

During these unprecedented times we are fully operational and adhering to Government guidance in relation to Covid-19. We are doing our best to keep up with technology and adapt a new way of working to meet our clients’ needs. This here is our number 1 priority. As a Letting Agent, our main objective, in a nut shell,  is to rent out our client’s (The Landlord) property by showing the property through viewings, move the tenant in and then manage the property with maintenance visits and interim inspection visits through-out the tenancy (where property management is required).  

The lockdown restrictions have meant that viewings cannot take place, interim inspections should be on hold and maintenance visits to be done in cases of absolute urgent health and safety issues. 

As of the 26th of March 2020, under the current public health guidance in-person viewings are not permitted and should be postponed until these restrictions are lifted. This means agents need to be able to adapt to this by using a digital alternative. We are offering Video Tours on our current available properties to be able to offer potential tenants a further insight to these properties rather than just photos. 

We are operating at our usual business hours with the help of a little working-from-home. Nevertheless, you can contact us for any help and advice you may need.

Tenant Permitted Payments

Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
