Tenant Permitted Payments

Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract

Property Finding Services

At Elmore’s of London we know how quick rental properties can turn over in London. Competition between renters is rife, some properties can rent within a week, some within a day, some do not even make it to the open market! Which can make it hard for any working professional to secure the home that they need. Here is where we can help! 

Knowing the London market and having established relationships with various London agents we can help you find the home that you cannot seem to find. All you need to do is tell us what your ideal requirements are in terms of types of property, size, budget and area and we do the leg work for you! If you are relocating and are new to London, then even better. We can help you find the perfect area for your commute and the perfect property close to the amenities you need! 

Finding a property can be stressful; hours of scrolling through portals, chasing estate agents for viewing confirmations and drawn out negotiations. So this is what we can do for you:

- Once you inform us of all of your property wants and needs we start the search for you

- No more pointless hours of scrolling through portals, we look on your behalf! We look for properties for you on Rightmove, Zoopla, Prime Location, OnTheMarket.com etc. as well as our  own Private Landlord clientele and eliminate any not-suitable properties and create your own property “Hot List” which is list of all shortlisted properties we have found, matched only to what you have asked for

- We then schedule 1 or 2 days (depending on area/urgency) for viewings of the properties on your “Hot List”. Elmore’s of London, will liaise with all agents/landlords to book and confirm all viewings. It is preferred for you to attend your day(s) of viewings so you can get a feel for each property and help narrow down your “Hot List” 

- By the end of your day(s) of viewings we would aim to have found you the exact property you need. Once you are in agreement we have found the right property for you we will negotiate an offer and terms with the Agent/Landlord of the property you want to secure

- Once your offer is agreed we will hand you over to the agent/landlord for your referencing checks to be done and draw up the tenancy agreement 

- There is no time frame too small for us! So if you want to move in a short space of time we will be on hand to help move along your move-in and assist you with the process of the Agent/Landlord to ensure your move-in process runs as smoothly as possible

And there you have it! A service for tenants to help them find properties, that are putting tenants needs first. Our books are open for Property Finding Services as of March 2020. 

Elmore's of London Fees for Property Finding are as follows:

- Booking fee (commitment fee) of £300 plus VAT 
This is to secure your day(s) to schedule property viewings

- Finding Fee of One Months’ Rent plus VAT
Should Elmore’s of London find a property you wish to secure, once an offer is negotiated and agreed with an Agent/Landlord our fee of One Months’ Rent plus VAT will be payable    

 (example: if a property is secured at the price of £2,000 pcm, Elmore’s of London’s fee will be £2,000 plus VAT = £2,400)
