At Elmore’s of London, we don’t just rent! We are branching out on our services to not only be an agent, but to consult on property matters. 

We want to use our market knowledge and expertise to be able to help YOU. Working as your property consultant we will be giving extra attention to detail to take on your questions, expectations, needs and worries with your property project. This will then enable us to process the information to then give you our personal and professional opinion. Listening is key! 
We can provide you with area reports, recent statistics on sale prices and renting prices and even growth. We can also assist with finding the right properties, speaking to agents on your behalf, accompanying viewings and helping through property transactions.

Setting up with Elmore’s of London as your property consultants is super easy! We can set up that first initial meeting which is a free of charge one-to-one. If you decide you would like us to act as your Property Consultant our fees are as follows:
- £3,600 including VAT per project/deal
This includes area guide and statistic report, assisting with property search, accompanying on viewings when requested and securing a deal. Payment will be request by invoice after the complimentary one-to-one and terms have been agreed.

- Should you need further assistance throughout a property transaction, for example; you have your offer accepted and you wish for us to be involved up to point of exchange and completion this will be charged as a percentage of the purchase price:

On transactions where the price is up to £500,000 our fee will be 0.6% including VAT of the purchase/sale price
On transactions where the price is £500,000 to £800,000 our fee will be 0.72% including VAT of the purchase/sale price
On transactions where the price is £800,000 - £1,000,000 our fee will be 0.96% including VAT of the purchase/sale price
On transactions over £1,000,000 our fee will be 1.2% including VAT of the purchase price

Tenant Permitted Payments

Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
