Update on COVID-19 Guidelines

It’s the beginning of 2021 and we’re still in the middle of a global pandemic. I say middle, I think everyone could agree we don’t know if we are in middle or close to the end! Needless to say, this “new way of life” wearing masks, hand sanitising at every possible point & staying 6ft away from every breathing is human has become the new “norm” for the foreseeable. 

 

 

As a company, we are ever so grateful, that Estate Agents are permitted work so we are operating but with strict COVID-19 Guidelines. We are able to carry out viewings for both sales and rental properties, but we ask for you to only view if you are absolutely ready to move and serious about buying or renting. This is the same for valuations. We are very happy to be given the opportunity to sell and rent your properties at this difficult time, as we can still achieve results. Therefore, we can and are happy to do valuations and put your property on the market. However, again we do ask that you only market your property if you are serious about selling or renting your home. 

 

 

We are also able to offer potential buyers and renters remote services such as virtual viewings or video tours. For vendors and landlords, we can also offer you your very own valuation packs.

 

 

Our Company Guidelines are as follows: 

- All viewing and valuation appointments are by appointment only 

- Please attend your appointment wearing a mask and keep it on at all times 

- Please keep social distancing at all times 

- Please use hand sanitiser or wash your hands before you arrive, hand sanitiser can be provided 

- If you attend a physical viewing, please refrain touching surfaces i.e cupboards, doors etc. Please ask the member of staff at your appointment to assist you in the first instance

- Please only attend viewings with those in your household bubble

- We also kindly ask that you attend your appointment with another person if you absolutely have to. Please only attend your appointment with those moving with you. Should you want another person to see the property you are renting or buying, or would like a contractor etc, to attend we kindly ask that this is booked for another appointment 

- Due to the demand of the pandemic, we can only offer certain times for appointments. Therefore we can only offer what we have available and are on time limits. For this reason we can not hold your appointment for longer than a 15 minute window. If you are running late or cannot make your scheduled appointment please let us know in advance as much as possible. 

- Sorry, no children permitted

- Open houses are still not permitted

- If you or any of your household are self-isolating or have symptoms of Covid-19 please do not attend your appointment

 

We thank you in advance for your patience and understanding. We are doing our best to accommodate as many enquiries as possible but we still must uphold and adhere to the safety restrictions for the safety of YOU, Our Clients, US and Our Families.

Tenant Permitted Payments

Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
