Refundable Holding deposit - Capped at 1 weeks rent per tenancy

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract

Our area of focus this month – Elephant and Castle



I may be biased as I live close by… However seeing Elephant and Castle grow and change over the last few years, I think many will agree that Elephant has turned into one of the biggest hotspots South of the River. There has been huge regeneration in and around Elephant and Castle and one very important one was the £8m revamp to the iconic Burgess Park in 2012. I think is important for any area to have an element of green space and Burgess Park is just a short walk away. The 56 hectare park is the perfect open green space for the local family, keen runner or dog walker.

Not only are there thousands of new homes 10 minutes away on a tube from the heart of the West End and The City, but the area itself has this vibrant buzz. It’s not just all new build blocks either, there are also trendy and modern businesses giving life to this urban area of London.

Being lucky enough to live near by I have had the pleasure of visiting some local businesses as well as the bigger players. Recently I visited the Dima Beautiful beauty salon located in the Elephant Park for a quick bouncy blow and pedi. This salon has stunning décor fit for an A-lister with a service to match. From being greeted, during my treatments to the minute I left, the girls really did weight on me hand and foot. Lastly, the prices… More than reasonable! 


My second shout out goes to the amazing Gymbox. I joined Gymbox a year ago and I honestly wish I found it sooner! After years of basic 24 hour gyms, Gymbox was like a gift from the Fairy Godmother. This gym is just all round insane! From the high spec equipment to the super clean facilities, I couldn’t even consider training anywhere else. The layout, the lighting and the DJs are just a few of the amazing attributes to mention. Memberships here start from 80 odd pound a month and upwards and in my opinion this is worth every penny. I’m a big believer in “You get what you pay for” and I think the Gymbox classes ALONE warrant the membership. My personal favs for classes are “Reppin” formerly known as “Ripped & Stripped” and “Badass”. Gymbox love a slogan/one liner and they’re also true… “Walk in, crawl out”. With a gym right on top of the station, going to workout after work has never been more appealing! 



If you’re like me and also tend to treat yourself after a gym session, the spot to visit is The Manor of Walworth pub which sits at the top of Walworth Road opposite the old Southwark Town Hall. Now I think this place is great! The Georgian front and mahogany bars are just the perfect touches…It oozes traditional British Hertiage!  The Manor is perfect for a quiet drink with the other half or a casual drink with mates. The Manor is a gem and a good one to have as your local!
